What is a site manager (Objektleiter)?

A site manager (German: Objektleiter) runs one or more sites for a cleaning or facility services company: they schedule shifts, lead the cleaning team, check quality and are the client's point of contact. A large share of that work happens on the phone.
A site manager is responsible for a site from the shift plan to the sign-off. The job covers scheduling, onboarding and leading cleaners, quality checks, ordering supplies, proof-of-service records and communication with the client. In guild member companies, which employ 250 people on average according to the BIV industry report 2025, a site manager usually looks after several sites at once (as of 10/2026). Depending on the company, preparing quotes for special cleaning, site walks with the client and hiring new staff come on top.
The phone is their main tool. Software vendor Blink describes the typical start of the day in its site manager blog: “Especially in the early morning hours it means: find a replacement, reshuffle shifts or step in yourself. Site managers often start their day with several phone calls.” Add to that complaints from clients, which they have to respond to, document and answer. The trade magazine rationell reinigen calls the phone the “central hub of daily business” (rationell reinigen, 28 Sept 2026, as of 10/2026).
Sick calls are the most frequent reason to ring. Sickness absence in commercial cleaning stood at 29.1 calendar days per employee in Bavaria in 2023, the highest of all occupational groups; 71.3 % of companies reported rising absence since phone-based sick notes were introduced, according to the BIV autumn survey 2024 (bkv Firmenservice, as of 10/2026). The calls come between 5 and 7 a.m., exactly when rescheduling is already under way.
The problem is not the rescheduling but the first-line intake. Anyone taking three calls at once at 5:40 a.m. loses information: who is sick, at which site, for which shift, until when. If a call lands on voicemail, a site stays unstaffed and the client calls shortly afterwards with a complaint. Every minute on the phone is a minute missing from the quality checks on site that the client is actually paying for.
Empfango takes over the first-line intake. The assistant takes the sick call by phone, records name, callback number, site, shift and expected duration and forwards it to the site manager via WhatsApp, Telegram or email. Client complaints arrive as a structured case with transcript and summary in the dashboard. Rescheduling stays with the site manager; the phone duty does not.
How many hours a month that adds up to is shown by the site manager phone-time calculator. The industry overview with examples from a typical day is on the page AI phone assistant for cleaning companies; pricing from €99 per month, fixed price with no overage, is on the pricing page.
